## An empty house is where a small leak becomes a large one

The arithmetic on the other side of that is the part worth planning for: a substantial share of the island's housing is unoccupied for months at a time.
That changes which failures are expensive. In an occupied house a supply leak is noticed in minutes and a blocked drain is noticed at the first fixture. In a house nobody is in, the same leak runs until someone opens the door, and the damage is a function of elapsed time rather than of flow rate. The failure is not worse; the discovery is later.
Two things genuinely limit it, and neither is a faster response time. Knowing where the main shutoff is and closing it when the property is left empty removes the supply behind most of the damage. Having someone check the property on a defined interval shortens the discovery window from months to weeks. Both are unglamorous, and both matter more here than the speed of the call-out.

## What does a caretaker actually need to know?
Where the main shutoff is, that it turns, and how to reach you. Those three things cover most of what determines whether a discovered problem stays small. A caretaker who has to search for a valve during an active leak is losing the minutes that matter, and a valve nobody has turned in years is quite capable of refusing to move at the moment it is needed.
Beyond that, an agreed visit frequency is worth more than any single instruction. The cost of a failure on an unoccupied property scales with how long it runs, so the interval between checks is effectively the ceiling on the damage. Setting that interval deliberately, rather than leaving it to whoever is passing, is the substantive decision behind everything else on this page.

## How do I shut the water off correctly before leaving?
Close the main, then open a low fixture to relieve the pressure still held in the pipework, so the system is genuinely at rest rather than merely isolated. Attend to anything that holds water independently of the supply, and make sure the water heater is handled in a way that suits how long the property will stand empty and how it will be brought back.
The step most often skipped is confirming the valve actually closed rather than merely turned. A valve that rotates without seating gives every appearance of having been dealt with, and the property stands for months under pressure while everybody believes otherwise. Watching the meter for a minute after closing is the check, and it takes about as long as it sounds.
