# The three things that close a kitchen, and the intervals that prevent them
A restaurant does not lose a night to plumbing without warning. It loses it to an interval nobody was tracking.

Food service plumbing failures cluster into three predictable causes: grease accumulation in the drain line, a grease interceptor at capacity, and backflow or cross-connection issues on the potable supply. All three run on intervals set by volume or regulation, which means all three are schedulable rather than random.

## Failure one: the line, not the trap
The most common failure in a compliant kitchen.
Fats, oils and grease leave the kitchen as warm liquid and solidify on the pipe wall as they cool. That happens in the drain line running to the interceptor, which pumping the interceptor does not touch.
High-volume kitchens can build a clog-causing layer in a matter of weeks ([Elite Rooter, 2026](https://www.eliterooter.com/drain-cleaning-cost-2026/)), and restaurants, food-service kitchens, hotels and apartment buildings with shared stacks generally need professional line cleaning every one to three months ([Elite Rooter, 2026](https://www.eliterooter.com/drain-cleaning-cost-2026/)).
This is why a kitchen with a perfect pump-out record still backs up. The compliance schedule and the maintenance schedule are different obligations addressing different parts of the system, and only one of them is written into an ordinance.

## Failure two: the interceptor reaching capacity
A code floor, and a local number that is usually tighter.
Florida requires a grease trap pumped at least once every 90 days, or whenever accumulated grease reaches a quarter of the interceptor volume, whichever comes first ([Grease Connections, 2026](https://greaseconnections.com/resources/compliance/fl/)).
The second condition is the one that governs a busy kitchen. Volume fills the vessel, not the calendar, and once past that threshold the interceptor stops doing its job regardless of when it was last serviced. Small under-sink traps generally need pumping about every 30 days against the 90-day figure for larger in-ground units ([StructureSmart, 2026](https://structuresmart.us/blog/restaurant-drainage/)).
Each city or county utility administers its own fats, oils and grease program and sets the pump-out frequency, citation amounts and permit terms you are actually held to ([Grease Trap Locator FOG, 2026](https://greasetraplocator.com/regulations/florida/)). The state figure is a floor, not the answer.

## Failure three: backflow and the supply side
The one with an enforcement consequence attached.
Installed backflow devices must be inspected and tested each year by a certified tester in Collier County, and results are submitted to the county water department ([Florida Administrative Rules, 2026](https://www.flrules.org/gateway/ruleNo.asp?id=62-555.360)).
The enforcement position is unusually direct. Florida Administrative Code 62-555.360(3) provides that on discovering a prohibited cross-connection the water department shall either eliminate it by installing an appropriate backflow prevention device, or discontinue service until the contaminant source is eliminated ([Florida Administrative Rules, 2026](https://www.flrules.org/gateway/ruleNo.asp?id=62-555.360)).
For a food business, "discontinue service" is not a fine. It is closed, for as long as it takes. That makes annual certification the cheapest date in the calendar.

## Why this is an operations conversation, not a plumbing one
Every one of the three is schedulable.
None of the three failures above is random. Line cleaning runs on volume, interceptor service runs on volume against a code ceiling, and backflow certification runs on a fixed annual date.
Work performed during closed hours costs a service visit. The same work triggered by a failure costs a closed kitchen during service, plus the emergency premium, plus whatever the interruption does to a booked evening.
The useful output of any first conversation is therefore a calendar rather than a quote: which intervals apply to this kitchen, which authority sets each one, and what evidence is retained for inspection.

## Why does a restaurant need a service agreement rather than a plumber?
Because the record is worth as much as the work. A kitchen is inspected, and undocumented maintenance is indistinguishable from none.
Operators who have to maintain grease trap cleaning logs are better served by a comprehensive service agreement that documents every visit and generates maintenance records usable in a regulatory audit ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)). That is a materially different product from somebody who comes when you call.
The distinction matters at exactly the wrong moment. An inspector asking when the interceptor was last serviced is not asking whether it looks clean; they are asking for the record. A folder of dated service reports answers that in a minute, and a good memory does not answer it at all.
It also changes the interval question from an argument into a measurement. With a documented history you can see the actual accumulation rate for your kitchen and set the schedule from evidence, rather than defaulting to quarterly and finding out the hard way that your volume needed six-weekly.

## What does downtime actually cost a Naples kitchen?
More than the repair, and disproportionately more in season.
The direct comparison is stark enough on its own: a burst pipe emergency runs $5,000 to $25,000 ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)) against $2,400 to $4,800 a year for a maintenance contract on a medium commercial property ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)). Neither figure includes a single lost cover.
In Southwest Florida there is a seasonal multiplier on the lost trade. A closure in September costs a slow day. The same closure in March lands in the busiest weeks of the year, when a kitchen is serving a population that has more than doubled — and that revenue does not come back later.
Which is why the scheduling logic here runs opposite to instinct. The cheapest time to do the work is the quiet season, when the interruption is least expensive and the technician is most available, and the most expensive time is the one most operators wait for.

## What fails in a commercial kitchen, and in what order?
The failures are predictable and sequential, which means most of them are schedulable rather than emergent.
Floor drains and troughs go first because they take everything: food solids, cleaning chemicals, ice, and the run-off from every wash-down. They are also the easiest to neglect because they appear to be working right up until they are not, and a blocked floor drain during service is a hygiene problem before it is a plumbing one.
The grease interceptor is next in the chain and the most consequential, because when it stops separating properly the problem moves downstream into pipework where it is far more expensive to address.
Dish machines and pre-rinse stations produce the heaviest sustained hot-water demand in the building, and they are usually what exposes an undersized or ageing water heater. The symptom is not a failure, it is a slow degradation in wash temperature that staff work around until somebody measures it.
Backflow assemblies protect the potable supply from everything a kitchen connects to it, and they are on an annual test cycle for that reason. Under Florida rule a device that cannot be brought to compliance means service is discontinued ([Florida Administrative Code 62-555.360, 2026](https://www.flrules.org/gateway/ruleNo.asp?id=62-555.360)), which makes this the failure with the most abrupt operational consequence.
Fixtures and hand sinks are last in cost and first in inspection. A hand sink without hot water or with a slow drain is a citation in a health inspection regardless of how well everything else is running.
Read in order, that list is a maintenance schedule. Every item on it degrades visibly before it fails, which is the entire argument for a scheduled agreement over a phone number.

## What should a restaurant plumbing agreement actually cover?
Scope, interval, response time, documentation and rates. An agreement missing any of the five is a discount, not a contract.
Scope should name the assets, not the trades. Which drains, which interceptor, which backflow assemblies, which water heaters, by location. An agreement covering "plumbing" leaves the argument about whether an item was included until after the work.
Interval should be per asset and derived rather than uniform. Floor drains, interceptor and backflow devices run on genuinely different clocks, and most contracts are structured around quarterly, semi-annual or annual visits with frequency set by building type, complexity and usage ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)).
Response time should be stated for the situations that stop trading, and it should distinguish between them. A blocked floor drain during service and a slow hand sink are not the same urgency, and an agreement that treats them identically is either overpriced or unreliable.
Documentation is the item most often omitted and the one with the most value. Every visit should generate a dated record usable in a regulatory audit ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)), and those records should be collected somewhere the operator can produce them on request rather than left with the contractor.
Rates should be locked, including the after-hours multiplier. Knowing the standard rate is of limited use if the emergency rate is undefined, since that is the one you will be paying at the moment you have least leverage.
The comparison that justifies all of it: $2,400 to $4,800 a year on a medium-sized commercial property ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)) against a burst pipe emergency at $5,000 to $25,000 ([BuildOps, 2026](https://buildops.com/resources/plumbing-preventive-maintenance-contracts/)), before a single lost cover is counted.

## How does season change what a Naples kitchen should be doing?
The load more than doubles for four months. A schedule that ignores that is wrong for eight months of the year and dangerous for four.
Southwest Florida kitchens do not have a steady year. Season runs from roughly Thanksgiving to Easter and peaks in mid-March ([Paddle Marco, 2026](https://www.paddlemarco.com/blog/the-busiest-time-of-the-year-on-marco-island)), and on Marco Island the resident population of around 16,000 reaches about 40,000 at the peak ([Marco Island Living, 2026](https://marcoislandliving.com/marco-island-life/)). Naples and Bonita Springs follow the same curve with different amplitudes.
For plumbing that is a loading figure, not a marketing statistic. A grease interceptor accumulates at a rate set by covers served, so a system that comfortably holds a quarterly schedule through summer can be past its threshold in six weeks through March. The trap has not changed; the kitchen has.
The same applies to drain lines, dish machines and hot water capacity. Equipment that copes comfortably at summer volumes is frequently marginal at peak, and the failures that result are not new faults so much as existing weaknesses finally being loaded enough to show.
The scheduling conclusion runs opposite to instinct. The right time to service, inspect and replace is the quiet season, when the interruption costs least and contractors are most available. The wrong time is the moment the problem announces itself, which by definition is under peak load.
There is a commercial argument as well as an operational one. A closure in September costs a slow day. The same closure in the first week of March lands in the highest-revenue fortnight of the year, and that trade does not return in April.
Practically: pull the schedule forward into October and November, raise the interval through season, and drop it back in May. Two schedule changes a year is not administratively difficult and it is the single highest-return adjustment available to a seasonal kitchen.

## What does a health inspector look at that a plumber can fix first?
A short list, all of it plumbing, all of it correctable in advance rather than discovered on the day.
Hand sinks are the first item and the most cited. They must be accessible, unobstructed and supplied with hot water, and the two common failures are a sink that has quietly become a storage surface and one whose hot supply has degraded to the point where it no longer reaches temperature in reasonable time.
Floor drains and the condition around them come next. Standing water, slow drainage or visible residue at a floor drain reads as a sanitation problem regardless of its cause, and the cause is usually a partial blockage that would have been trivial to clear a month earlier.
Backflow protection on any connection between the potable supply and equipment is a specific and non-negotiable check. This includes the obvious assemblies and the less obvious ones on dish machines, carbonators and hose connections, and it is the area where an operator is least likely to know what is installed without asking.
Grease management is assessed on records as much as on condition. An inspector asking about the interceptor wants the service history, and a trap that looks acceptable on the day with no documentation behind it is a weaker position than a well-documented one being serviced on schedule.
Sewage backup or evidence of previous backup in a food preparation area is the finding with the most serious consequences, because it is a Category 3 contamination event in the room where food is handled. That is the failure mode most worth engineering out through scheduled maintenance rather than managing after the fact.
None of that list requires an inspector to identify. All of it is visible on a scheduled maintenance visit, which is the practical case for having one shortly before the period when inspections and volume both peak.
