## Bonita is young enough that the material is rarely the fault
Bonita Springs is not a Collier County neighborhood and does not share Collier's housing profile. It stayed a quiet small town for decades, and its real growth arrived with air conditioning, Interstate 75 and the US 41 bypass, producing the population surge of the 1980s and 90s ([City of Bonita Springs, 2026](https://www.cityofbonitasprings.org/about_us/history)). The corrosion argument that genuinely applies a few miles south in Naples Park mostly does not apply here, and repeating it would be selling the wrong problem.

The condition of the ground as it stands, from more than one angle, with anything you care about clearly in frame. Alongside that, note what is buried where you can: irrigation runs and heads, low-voltage lighting, and any cable crossing the area. Those are the things most often met unexpectedly in a trench, and a contractor who knows about them in advance can route around them rather than repair them afterwards. Both of these are things only the property owner can supply, which is why they sit here rather than in the scope of work.
