# The repair is the easy part. Finding it is the job
A slab leak is a broken pipe under concrete. Opening the concrete is straightforward once you know where — and expensive when you do not.

A slab leak is a failure in supply pipework running beneath a concrete foundation. Common indicators are a water bill that rises with no change in use, a warm patch on the floor when the leak is on the hot side, and the sound of running water with every fixture closed. Because the pipe is under concrete, locating the exact point matters more than the repair itself.

## The three signs, and why they appear together
Each one is weak alone. Together they are a pattern.
A sudden rise in the water bill with no change in use is often the earliest indication, because even a small underground leak wastes water continuously, day and night ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)).
A warm area on tile, wood or concrete flooring indicates a leak on the hot side, and it is usually most noticeable barefoot, commonly near bathrooms, kitchens or laundry areas ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)).
Water audible with every fixture closed is the third. Unexplained damp spots on flooring belong with them ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)). Any one of these has innocent explanations; the three together rarely do.

## Why Naples properties are prone to this
Not bad luck, and not bad plumbing.
Florida's climate combines high humidity with shifting soils, which makes slab leaks especially common in coastal communities ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)).
The warm humid environment accelerates pipe corrosion, soil movement from heavy rains can cause pipes to shift and crack, and high water tables and salt air contribute to faster deterioration ([First Choice Plumbing Solutions, 2026](https://firstchoiceplumbingsolutions.com/what-causes-slab-leaks-in-florida-a-2026-homeowners-guide/)).
Age adds to it. Polybutylene supply pipe installed roughly 1978 to 1995 fails at fittings regardless of maintenance, and homes of that era with original pipe under slab are a recognized pattern rather than an unlucky one.
The meter box at the property line. Knowing where this is, and that it opens, is the single most useful thing to establish before anything goes wrong.

## What locating actually involves
Narrowing from a house to a square foot.
The first step is confirming it is a slab leak at all rather than a fixture, an irrigation line or a roof issue presenting as damp. Isolating the supply and watching the meter is the simplest version of that test and it costs nothing.
From there, location is a process of narrowing: acoustic listening for the sound of escaping water conducted through the slab, thermal imaging where the leak is on the hot side, and pressure testing to determine which line is losing.
The output that matters is a marked point, not a room. The difference between a marked point and a general area is the difference between opening a small section of floor and opening a large one, and that difference is most of the cost of the job.

## The repair options once it is found
Three, and the right one depends on the pipe.
Direct repair: open the slab at the located point, repair the section, make good. Cheapest where the pipe is otherwise sound and access is reasonable.
Reroute: abandon the failed run and route a new line overhead or around, avoiding the slab entirely. Often the better answer for a single failure in an otherwise sound system.
Repipe: replace the supply system. This is the right call where the failure is a symptom of the whole installation rather than a single event — polybutylene being the clearest case, because it degrades along its whole length rather than at one point.

## What to do while you are deciding
Two things that limit the cost.
Slab leaks can lead to flooring damage, mold growth, foundation moisture problems and rising water bills if not detected early ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)), so the interval between suspicion and action is itself a cost.
If the leak is on the hot side, switching off the water heater reduces the flow and stops it delivering heated water into the ground, which is both wasteful and the reason the floor is warm.
Photograph any damp, staining or flooring damage before anything is opened up. That record is made once and matters later if an insurer becomes involved.

## How much does slab leak detection and repair cost?
Detection is a few hundred dollars. What you do about it afterwards ranges from about $1,500 to well over $7,000, and the method matters more than the leak.
Detection itself typically runs $150 to $400 ([HomeGuide, 2026](https://homeguide.com/costs/slab-leak-repair-cost)). It is the cheapest step and the one that determines everything after it, because the repair options are not interchangeable and the choice between them depends on where the leak is and what is above it.
Spot repair — opening the slab at the leak and replacing that section — runs roughly $1,500 to $3,500, or $1,500 to $4,000 including excavation and pipe replacement ([HomeGuide, 2026](https://homeguide.com/costs/slab-leak-repair-cost)). Rerouting the line instead averages $3,900 to $7,500 ([Angi, 2026](https://www.angi.com/articles/how-much-does-foundation-slab-leak-repair-cost.htm)), and trenchless epoxy lining sits between at $2,000 to $5,000 ([Fixr, 2026](https://www.fixr.com/costs/slab-leak-repair)).
Nationally most slab leak work lands between $1,000 and $4,000, with a common figure around $2,500 covering detection, repair and making good the concrete ([HomeGuide, 2026](https://homeguide.com/costs/slab-leak-repair-cost)).

## Is it better to repair the slab or reroute the line?
Rerouting costs more on paper and is frequently cheaper in total, because breaking concrete is expensive to undo.
The instinct is to fix the leak where it is. On a slab that instinct is often wrong, because rerouting is frequently more cost-effective: it avoids breaking through the concrete and removes the restoration costs that follow ([Angi, 2026](https://www.angi.com/articles/how-much-does-foundation-slab-leak-repair-cost.htm)).
Restoration is the hidden half of a slab repair. Once the slab is opened there is flooring to make good, and on a finished house that can be the larger number. A reroute leaves the floor intact and abandons the failed section in place.
The case for spot repair is a single, accessible leak in a line that is otherwise sound. The case for a reroute is a line that has leaked before, or a leak under something expensive. If the same line has failed twice, a third spot repair is buying time at full price — and the honest conversation at that point is about the run, not the leak.

## How do you know you have a slab leak before the floor is wet?
The early signs are indirect, and by the time water appears the leak is usually months old.
The most reliable early indicator is the meter. With every fixture and appliance off, the meter should be still. If the low-flow indicator is turning, water is leaving the system somewhere, and on a slab-on-grade house the somewhere is frequently underneath it. This is a five-minute check that costs nothing and it is the one most people never run.
The second is a warm patch on the floor. A leak on the hot side loses heat into the slab, and the affected area often reads noticeably warmer underfoot before any moisture surfaces. On tile it is easy to feel; on carpet or engineered timber it is not, which is part of why leaks under those finishes tend to be found later and cost more.
The third is pressure that has quietly dropped. Not a dramatic loss, but showers that no longer perform the way they did and taps that take longer to run hot. Because the change is gradual, households usually adapt to it rather than noticing it, and it gets mentioned in passing after the leak has been found by other means.
The fourth is sound. A slab leak on the supply side is under constant pressure, so it can be audible as a faint continuous hiss or running noise with the house quiet — often clearest at night, and often dismissed as an appliance.
The fifth is the water bill, and it is the least reliable because it lags. By the time a bill is visibly abnormal the leak has been running for a full billing cycle at minimum, which in Southwest Florida is long enough for the water to have done its work in the soil beneath the slab.
None of these is proof, and that is the point. Any one of them is a reason to run the meter test and, if that confirms loss, to have the line located properly rather than to start opening floor.

## What happens after the leak is located?
A decision about the whole line, not just the leak. On a repiped-once property that decision has usually already been made once.
The immediate step is isolating and stopping the loss, which on a supply-side slab leak means closing the main and confirming the meter stops. That converts an accumulating problem into a static one and buys the time to make the repair decision properly rather than under pressure.
Then the question is method, and it is genuinely a judgement rather than a formula. A single leak in an otherwise sound line, in an accessible place, is a candidate for spot repair. A leak in a run that has failed before, or under expensive finishes, points toward a reroute that abandons the buried section rather than fighting for it.
Where the property has already had a slab leak repaired, the calculus shifts hard. Two failures on the same run is a pattern rather than bad luck, and continuing to spot-repair a line that has demonstrated it will fail again is buying short intervals at full price each time. That is the point at which repiping the affected circuit becomes the cheaper answer even though it is the larger invoice.
Drying and making good is a separate workstream from the plumbing, and it is worth keeping it separate in the paperwork. The plumbing repair stops the loss; the moisture in the slab and the affected finishes are their own problem with their own timeline, and on a supply-side leak that is clean water, which is a materially easier and cheaper category than sewage.
Insurance treatment differs by policy and by cause. Sudden and accidental discharge is treated differently from long-term seepage, and the distinction frequently turns on how long the leak ran — which is one more reason the meter test matters, because it establishes when the loss was first identified.

## Can a slab leak be prevented, or only caught early?
Mostly caught early. But two things genuinely reduce the odds, and both are cheap relative to the repair.
Water chemistry is the first. Aggressive water accelerates pitting on copper from the inside, and in a region with hard water the treatment decision affects buried supply lines as much as it affects fixtures and heaters. It is the same argument as the water heater one and it applies to the same house.
Pressure is the second and it is the more neglected. Sustained high incoming pressure stresses every joint in the system continuously, and where a pressure-reducing valve is absent or has failed, the line spends its whole life working harder than it was specified for. A gauge on a hose bib answers the question in under a minute.
Beyond those two, the honest position is that a slab leak on an ageing buried line is a matter of when rather than whether, and the useful goal is early detection rather than prevention. That is why the monthly meter check is worth the five minutes: it converts a leak that would have been found by damage into one found by observation.
For seasonal properties the same logic applies with more urgency, because the discovery window is measured in months rather than days. Closing the main when the property is empty removes the supply behind any failure, and that single habit does more than any monitoring product sold for the purpose.
