# You can prove a leak exists before anyone charges you to look
There is a test that costs nothing, takes an hour, and settles the question. Most people are never told about it.

Water leak detection locates a loss in supply pipework that is not visible. The first step is confirming a leak exists at all, which the water meter can do: with every fixture closed and the property still, any meter movement indicates water leaving the system somewhere.

## The meter test, in full
Free, and it answers the only question that matters first.
Turn off every fixture and appliance that uses water, including ice makers and irrigation controllers. Note the meter reading precisely, including the small sweep hand or leak indicator if the meter has one.
Wait an hour without using water, then read it again. Any movement means water is leaving the system, and on a closed system there is no innocent explanation.
To narrow it further: close the main shutoff at the house and repeat. If the meter still moves, the loss is between the meter and the house — the service line. If it stops, the loss is inside.

## Where hidden leaks actually are
Four places, in rough order of frequency.
Under the slab, which presents as a warm floor patch on the hot side, a bill rising with no change in use, or water audible with the taps off ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)).
Irrigation, which is easy to overlook because it is outside and often on a timer. A leaking irrigation line can run for months without anyone connecting it to the water bill.
Toilet flappers, which are the most common domestic leak of all and are silent. A dye tablet in the cistern will show it within fifteen minutes if color appears in the bowl without flushing.
And the service line between the meter and the house, which the second meter test above isolates directly.

## Why hidden leaks are common here
Conditions, plus pipe of a certain age.
The warm humid environment accelerates pipe corrosion, soil movement from heavy rains can shift and crack pipes, and high water tables and salt air contribute to faster deterioration ([First Choice Plumbing Solutions, 2026](https://firstchoiceplumbingsolutions.com/what-causes-slab-leaks-in-florida-a-2026-homeowners-guide/)).
Age compounds it: polybutylene installed roughly 1978 to 1995 fails at fittings regardless of how well the house has been kept, and a property of that era with original pipe is a known pattern.
None of that is visible from inside the house, which is why the measurement matters more than the inspection.

## When to call someone, and what they add
Once you know there is a leak but not where.
The meter test proves a leak exists. It does not locate it, and locating is what the equipment is for: acoustic listening, thermal imaging on hot-side leaks, and pressure testing to identify which line is losing.
Arriving with the meter test already done saves time and narrows the search before anyone starts. Knowing whether it is inside or on the service line halves the problem.
Leaving it does have a cost. A hidden leak can lead to flooring damage, mold growth and foundation moisture problems as well as the water itself ([Benjamin Franklin, 2026](https://pompanobenjaminfranklin.com/slab-leak/)), and all of those scale with time rather than with severity.

## How much does leak detection cost?
Usually between $150 and $600. The cases that run higher are the ones where the leak is under something.
Most leak detection lands between $150 and $600 depending on complexity and location, with a typical plumber charge of $175 to $350 ([Drizzlex, 2026](https://www.drizzlex.com/post/plumber-leak-detection-cost)). That covers the common cases: a leak behind a wall, under a fixture, or in an accessible run.
The cases that cost more are the ones where access is the problem rather than the finding. Leaks under concrete slabs, behind thick walls or deep in underground plumbing can reach $1,000 or more ([Drizzlex, 2026](https://www.drizzlex.com/post/plumber-leak-detection-cost)), because locating them precisely requires more equipment and more time.
The reason to pay for precision is what it saves downstream. An approximate location means opening more floor or wall than necessary, and on a finished house the making-good is frequently larger than the plumbing repair. Detection is the cheapest step in the sequence and it determines the cost of every step after it.
It is also worth separating detection from repair when comparing quotes. Some providers fold detection into the repair price and some charge it separately, and a low detection fee attached to an open-ended repair is not obviously cheaper than the reverse.

## How do plumbers actually find a hidden leak?
Four methods, used in combination. No single one finds everything, which is why the good ones carry all four.
Acoustic detection listens for the leak. Water escaping a pressurised line makes a characteristic sound that carries through pipe and soil, and sensitive ground microphones can localise it from the surface. It typically runs $200 to $500 and is the primary method for underground and buried pipe ([Checkatrade, 2026](https://www.checkatrade.com/blog/cost-guides/water-leak-detection-cost/)).
Thermal imaging looks for temperature difference instead. An infrared camera shows the cooling from an evaporating leak, or the warmth from a hot-side leak spreading through a slab, making it well suited to moisture behind walls and in concealed spaces. It typically runs $300 to $600 ([Checkatrade, 2026](https://www.checkatrade.com/blog/cost-guides/water-leak-detection-cost/)).
Pressure testing proves whether a leak exists and isolates which system it is on, before anything is located. Sectioning the plumbing and watching which section loses pressure narrows the search from a house to a run, which is what makes the acoustic and thermal work efficient rather than exploratory.
Moisture meters and cameras cover the rest. Meters map the extent of wetting in building materials, which matters for the drying work as much as the plumbing, and pipeline cameras handle anything on the drainage side where the line can be entered.
The reason combination matters is that each method has a blind spot. Acoustic struggles in noisy environments and on very low-pressure leaks; thermal needs a temperature differential to exist; pressure testing tells you there is loss but not where. A provider using only one is limited to the leaks that method happens to be good at.
What you should expect at the end is a marked location, a stated confidence, and a recommendation on access — not simply confirmation that you were right to worry.

## What are the signs of a hidden leak before anything is visible?
Five indicators, and the meter is the only one that gives you a yes or no in five minutes.
The meter test is first because it is definitive. Turn off every fixture and appliance that uses water, including ice makers and irrigation, then watch the meter's low-flow indicator. If it moves, water is leaving the system. If it does not, the problem is somewhere other than a leak. Nothing else on this list is that decisive.
Unexplained bill increases are the most commonly noticed and the least immediate, because a bill lags by a full cycle. By the time a bill looks abnormal the leak has been running for weeks at minimum, which is why it is a prompt to run the meter test rather than a diagnosis in itself.
Sound with the house quiet is a good indicator on the supply side. A pressurised leak runs continuously, and a faint hiss or trickle audible at night — particularly near walls or under floors — is worth taking seriously rather than attributing to an appliance.
Smell and staining point at slower, older leaks. A musty odor in a specific room, or staining at the base of a wall, indicates moisture that has been present long enough to affect building materials, which usually means the leak predates the evidence by a considerable margin.
Pressure or performance changes across multiple fixtures suggest loss upstream rather than a fitting problem at any one of them. A single slow tap is a fixture issue; several is a system one.
Any of the five is a reason to run the meter test, and a confirmed loss is a reason to locate properly rather than to start opening surfaces. On a slab property in particular, the temptation to investigate by cutting is expensive and rarely faster.

## What should happen immediately after a leak is confirmed?
Stop the water, document the damage, then decide on the repair. In that order, and the middle step is the one people skip.
Close the main first. On a confirmed supply-side leak everything else is secondary, because the damage is a function of how long water continues to arrive. Confirming the meter has stopped after closing the valve also verifies that the valve actually holds, which is worth knowing.
Photograph everything before touching it. Wet materials, standing water, staining, and the affected contents, with something in frame for scale. This takes two minutes and it is the evidence any claim rests on — and once cleanup starts, the evidence is gone whether or not it was needed.
Note the timeline, specifically. When it was first noticed, when the meter test was run, when the water was shut off. Insurance treatment frequently distinguishes sudden and accidental discharge from long-term seepage, and that distinction often turns on how long the loss ran before it was identified.
Then get the moisture handled, because that clock runs independently of the plumbing one. Clean-water damage is a materially easier and cheaper category than sewage, but wet building materials do not improve with time in a humid climate, and drying decisions are more time-sensitive than repair decisions.
Only then choose the repair approach. A located leak is not an emergency once the water is off, and decisions made with the supply isolated are better decisions than ones made with water still arriving. That is precisely the value of having shut off first.
One thing worth not doing: opening walls or floor to look. Once detection has marked the location, exploratory demolition adds cost without adding information, and on a slab property it is the most expensive way possible to confirm something already known.

## Why do hidden leaks behave differently in Southwest Florida?
Slab construction, a high water table and year-round humidity change both how leaks hide and how fast they do damage.
Slab-on-grade construction is the first factor and the most consequential. With supply lines run beneath or within the slab, a leak has no visible path to announce itself — no dripping ceiling, no wet cupboard. It goes into the ground or into the slab, and the first symptom is frequently indirect: a warm patch, a pressure change, or a bill.
A high water table complicates detection rather than causing leaks. Saturated ground carries sound differently and provides an existing moisture background, which is part of why acoustic work on buried lines here is a skilled task rather than a mechanical one, and why combining methods matters more than it might elsewhere.
Humidity changes the damage clock. Wet building materials in a warm humid environment do not dry passively the way they might in a dry climate, so the window between a leak starting and secondary damage beginning is shorter. That shifts the value from repair speed toward detection speed.
Local conditions also work on the pipe itself. Seasonal occupancy is the final factor and it is specific to this market. A property empty for months has no one to notice the early signs, so the discovery window stretches from days to a season. That is why the closed main on an unoccupied property does more than any detection technology sold for the purpose — it removes the supply behind the failure entirely.
